Nearshoring Moves from Concept to Reality
7R, a leading commercial real estate developer, has entered into a long-term lease agreement with Profile VOX for more than 20,000 m² of modern warehouse and production space in Pobiedziska, in the immediate vicinity of Poznań. The BTS facility has been designed in a hybrid layout, combining a state-of-the-art logistics zone with production areas tailored to the tenant’s technical and energy-efficiency requirements.
The transaction strengthens VOX’s presence in one of Poland’s most dynamic industrial and logistics regions and responds directly to the growing importance of operating models focused on shortening supply chains and relocating production closer to end markets.

Strategic Location Near Poznań
The new 7R facility for Profile VOX will be developed in Pobiedziska, with direct access to National Road No. 5 (international route E-261). The project will deliver more than 20,000 m² of functional space, including warehouse and production areas as well as two-storey office facilities.
From the outset, the building has been designed to support the tenant’s sustainability objectives. It will be equipped with heat pumps and a photovoltaic installation of 350 kWp, expandable to up to 1,000 kWp, ensuring high energy efficiency and reduced carbon footprint across operations.
Production and Logistics in One Integrated Ecosystem
The Pobiedziska project is a strategic investment integrating production and logistics functions within a single location. The implementation of modern technological lines, a high level of automation and digitalisation will enable solutions aligned with Industry 4.0 principles. A key element of the infrastructure will be AGV robots, forming the backbone of internal logistics and ensuring smooth material flow between critical operational processes.

The investment will shorten order fulfilment times, increase flexibility and enhance supply chain stability. At the same time, it represents the next stage of our development — after a period of intensive expansion of the VOX brand in the Indian market, we are now focusing on strengthening our European operational base, expanding production capacity and modernising infrastructure,”
