In a changing economic landscape, developers are increasingly risk-averse, focusing on projects with a solid tenant base. Construction typically begins only when at least 50–60% of the space is pre-leased, making speculative developments the exception rather than the rule.

LemonTree starts new BTS project in Gdańsk – COOL BTS Gdańsk for Nagel-Group

LemonTree has commenced the construction of a modern logistics and service complex in Gdańsk Kowale. The latest investment – COOL BTS Gdańsk by LemonTree – is being developed in a build-to-suit (BTS) formula for one of Europe’s leading food logistics providers, Nagel-Group, and will comprise approximately 21,000 sqm of modern warehouse and office-social space. The general contractor for the project is Depenbrock Polska, with completion and handover scheduled for the first half of 2026.

Is Świdnik becoming Poland’s new logistics hub? Accolade invests in the east

Świdnik, located just outside Lublin, is gaining strategic importance on Poland’s logistics map. Accolade, an international investor specializing in industrial real estate, is reinforcing this trend by developing a new built-to-suit (BTS) facility for the country’s largest private courier operator. Once completed, the investment will bring Accolade’s total logistics space in Świdnik to nearly 64,000 sqm. This marks Accolade’s third project in Świdnik – a clear sign that eastern Poland is attracting growing interest from logistics and e-commerce players.

Panattoni Europe, Poland's leader in the industrial property market, has completed the construction of the first European brilliant factory for GE Energy Management. The facility totalling more than 45,000 sqm is situated in Bielsko-Biała and has taken nine months to build.

Leroy Merlin gets 53 000 sq m in Stryków within a record lease transaction

A new main distribution center for Leroy Merlin is planned for construction. This is the largest new lease agreement on the Polish warehouse market this year. The total planned area covers 53.000 sq m. Leroy Merlin was represented by experts from the international consulting firm JLL.
