Tailored to food logistics and temperature control
The COOL BTS Gdańsk by LemonTree facility will be fully customized to Nagel-Group’s operational needs, particularly in food logistics requiring controlled temperatures. The building will include ambient, cross-dock, and ultrafresh zones. The cross-dock and ultrafresh areas will feature state-of-the-art glycol-ammonia cooling systems.
The warehouse is designed to structurally support future expansion for Nagel-Group’s services, including cold storage. Additional chambers can be built without interfering with the core structure. The PIR roof with FM Approval will provide excellent thermal insulation and allow the installation of 1.5 MWp photovoltaic panels.
Operational efficiency and fire protection
The ambient storage zone will have a height of 11.7 meters, while the cross-dock and ultrafresh areas will offer 10 meters of height, facilitating efficient logistics operations for goods requiring fire protection compliant with NFPA standards. Loading docks in the cross-dock zone will be equipped with air curtains, insulated dock levellers, and sectional doors for safe handling of smaller vehicles.
Sustainability and energy efficiency
The project is being developed in line with LemonTree’s environmental strategy, with a strong focus on building energy efficiency. The ambient zone and offices will be heated using heat pumps, and waste heat from the cooling processes will be recovered and reused for office heating. During winter, heat pumps will supplement heating as needed, ensuring optimal year-round energy management.
Water management and site design
The facility will also feature sustainable water management solutions. Rainwater collected in storage tanks will be used for irrigating green spaces and washing trailers, reducing potable water consumption. The retention basin will include a footbridge for employees, serving both practical and aesthetic purposes. A covered storage shelter will also be built on site to maintain order and protect pallets from weather.
– Nagel-Group’s decision to entrust us with another BTS project confirms our expertise in delivering tailored logistics solutions. COOL BTS Gdańsk by LemonTree is a milestone in our cooperation, enabling the deployment of advanced technologies to support Nagel-Group’s operational growth. We are confident the facility will exceed the client’s expectations and meet evolving logistics sector demands – says Maciej Krawiecki, COO and Head of Development and Leasing at LemonTree.
