Hillwood Polska Paves Way for Significant Logistics Portfolio Expansion

Hillwood Polska, a leading developer in the industrial and logistics real estate sector, has announced a major financing milestone, securing €155 million from Bank Millennium S.A. This substantial investment is earmarked for the acquisition of four prime logistics parks, a transaction expected to finalize in Q4 2025. This forward-looking expansion reinforces Hillwood’s long-term commitment to enhancing Poland's logistics infrastructure and providing top-tier facilities for businesses.

The financing package, which includes both an acquisition loan and VAT financing, underscores the strategic importance of this upcoming deal, positioning Hillwood to further solidify its market leadership in providing modern warehouse and distribution space.

Future-Ready Logistics Hubs in Key Polish Regions

Upon finalization in Q4 2025, these four properties will add an impressive 250,000 sqm of Gross Leasable Area (GLA) to Hillwood’s portfolio. The identified parks include Industrial Park Tychy, Hillwood Bieruń, Hillwood Wrocław City I, and Hillwood Wrocław City II. Each of these locations is already highly regarded for its excellent connectivity and strategic positioning, vital for businesses aiming to optimize their supply chains and distribution capabilities.

These upcoming additions are situated in highly strategic industrial areas:

Tychy & Bieruń: Expanding Reach in Southern Poland

The planned acquisition of Industrial Park Tychy and Hillwood Bieruń will significantly enhance Hillwood’s footprint in Southern Poland. These regions are crucial economic centers, offering future tenants direct access to major transportation networks and a robust industrial environment, ideal for distribution across the Silesian agglomeration and beyond.

Wrocław: Strengthening Presence in Western Poland

With the future inclusion of Hillwood Wrocław City I and Hillwood Wrocław City II, Hillwood will further strengthen its formidable presence in Western Poland. Wrocław continues to be a magnet for investment and logistics, making these parks exceptionally well-suited for companies looking to establish or grow their operations within Poland and link efficiently to Western European markets.

Investing in High-Demand, Modern Logistics Solutions

These properties are already well-established, noted for their excellent locations and full commercialization, reflecting the high standards and strategic value Hillwood targets in its investments. The future integration of these assets into the Hillwood portfolio will further enable the company to offer cutting-edge warehouse and office space designed to meet the evolving demands of modern businesses. Companies planning future expansion or relocation are encouraged to monitor Hillwood's portfolio for upcoming availability and explore their extensive range of industrial properties across Poland.

Tomasz Jaroszewski, Vice President at Hillwood Polska, commended Bank Millennium for its flexibility and operational efficiency in facilitating this crucial financing.
