Poland as one of the growth engines

 

In the first half of 2025, CTP delivered 224,000 m² of modern logistics and industrial space, with 67,617 m² located in Poland – nearly 30% of the total. The developer currently operates 19 business parks in the country, while 13 new projects with a combined area of over 291,000 m² are under construction. These include both extensions of existing parks and entirely new investments.

Among the largest transactions in H1 were more than 34,000 m² leased at CTPark Sulechów by a logistics operator, and 20,000 m² at CTPark Warsaw North, secured by a logistics company belonging to an international capital group.

 

– “We are observing a systematic increase in demand for CTParks, which – thanks to their high functionality, flexible adaptation to tenants’ needs, and sustainable solutions – provide optimal conditions for business growth and scaling operations. Since the beginning of the year, we have already commercialized more than 115,000 m² of space,” says Piotr Flügel, Managing Director at CTP Poland.

 

Strong demand and dynamic Group development

 

Across the Group, CTP recorded a total of 1,015,000 m² of leased space in the first half of 2025 – an 11% increase compared to 918,000 m² in H1 2024. In Europe, around 2 million m² are currently under construction, with as much as 79% of this volume being developed within existing CTParks. This reflects the company’s strategy of growing through proven locations and long-term partnerships with tenants.

 

The Group’s portfolio in Central and Eastern Europe has now reached 13.5 million m², representing an 8.9% increase year-on-year.

 

ESG and green energy at the core

 

CTP continues to expand its portfolio with a strong focus on environmental standards.

 

– “All our properties are certified under the BREEAM system at a minimum level of Very Good. We also offer our business partners access to green energy from photovoltaic installations, which allows them not only to optimize operating costs but also to achieve their ESG goals,” emphasizes Dominika Duda-Słoma, CFO at CTP Poland.

 

At Group level, the installed capacity of photovoltaic systems has reached 138 MWp – up by 23 MWp year-on-year. Revenues from renewable energy sources climbed to €8 million, compared to €3.4 million in H1 2024.

 

Ambitious plans for the rest of the year

 

By the end of 2025, CTP aims to deliver between 1.2 and 1.7 million m² of modern GLA across its markets. With an active investment pipeline and stable tenant demand, the company remains one of the most dynamic logistics developers in the CEE region.
