Highest environmental and operational standards

 

The WARS01 building was assessed under the BREEAM International Refurbishment and Fit-Out 2015: Industrialstandard and achieved the highest possible level – Outstanding. It received top scores in Water Management (100/100)Project Management (95/100), and Health and Wellbeing (88/100).

 

The latter category has become increasingly significant in the context of the blue-collar labour market. According to a CTP study conducted among employees working in manufacturing and logistics centres across Poland, 71% reported excessive noise, 69% complained about high temperatures, and 62% indicated limited access to natural light. At the same time, 56% of respondents expect their workplace not to negatively impact their mental health.

Certification process confirmed by JWA

 

The BREEAM audit was conducted by JWA, a consultancy specializing in sustainability. The certification process for the WARS01 building was both demanding and multi-dimensional, covering all key areas of the BREEAM system.

 

“Achieving the Outstanding level requires implementing comprehensive solutions across all certification categories,”
explains Adrian Nowiński, Sustainability Specialist at JWA.
“The maximum score in water management and the very high result in project management confirm that an ambitious approach to sustainability can be effectively combined with efficient project delivery.”

 

New strategic location for DOUGLAS

 

The WARS01 building is now fully commercialized and serves as DOUGLAS’ central distribution centre, supporting its omnichannel sales model and supplying European distribution hubs with private-label products. From CTPark Warsaw South, goods are delivered to customers in Poland, Central Europe, and the Baltic states.

 

The facility enables the simultaneous storage of up to 8 million products, equivalent to the full stock capacity of 350 brick-and-mortar stores. The leasing transaction was brokered by Colliers.

Sustainable solutions at CTPark Warsaw South

 

The building was adapted to DOUGLAS’ operational needs and fitted with a range of environmentally friendly technologies. Access to natural daylight was increased, and the DALI lighting system was expanded with additional sensors and zoning. Heating and cooling are provided by heat pumps, which are gradually being introduced as a standard feature in CTP’s new developments.

 

The roof is equipped with a photovoltaic installation of up to 0.5 MWp, further enhancing the facility’s energy efficiency.

 

CTP’s continued commitment to sustainability

 

All CTPark facilities in Poland are BREEAM-certified at least at the Very Good level. In 2024, the OPO3A building at CTPark Opole achieved the Outstanding rating, and now this top certification has also been confirmed for WARS01 at CTPark Warsaw South.

This recognition further strengthens CTP’s position as a leader in sustainable industrial and logistics development in Poland.
