First Building Unveiled at CTPark Toruń: A Hub for Growth
CTP, a leading industrial property developer, has successfully completed the first phase of CTPark Toruń. The newly commissioned industrial and logistics facility, spanning 26,857 sqm, is already partially commercialized, with a sustainable energy solutions company securing its position as the inaugural tenant. This complex is planned to ultimately comprise two buildings, meticulously designed to cater to the varied demands of logistics and production sectors.
CTPark Toruń is envisioned as a catalyst for economic growth in Toruń and the entire Kujawsko-Pomorskie region. Situated at ul. Marii Skłodowskiej-Curie 73, the park marks another significant expansion for CTP in Poland. It not only broadens the availability of modern industrial spaces for local businesses but also enhances Toruń's investment appeal, attracting enterprises from across various markets and fostering job creation and economic competitiveness.
Flexible Solutions for Every Business Size
“CTPark Toruń significantly increases the volume of modern business-ready spaces in our city, addressing the specific needs of the local market. Its flexible solutions, integrating warehousing, office, and operational functions, create a conducive environment for the growth of start-ups and small to medium-sized enterprises from Toruń and the wider region. This investment strengthens local entrepreneurship and builds lasting foundations for the city's economic development,” states Paweł Gulewski, Mayor of Toruń.
Piotr Flugel, Managing Director at CTP Poland, emphasizes that “the park’s concept responds to the growing market demand for smaller, easily adaptable spaces in well-connected urban areas.” The complex is engineered as a contemporary urban warehouse, featuring flexible rental modules that seamlessly combine storage, production, logistics, and office functionalities, enabling companies to consolidate key operations within a single location.
The park offers diversified space formats to support the development of SMEs and start-ups, while also providing robust infrastructure for the distribution and warehousing activities of international companies. Available space types include:
- CTBox: Modules starting from 950 sqm.
- CTFlex: Approximately 1,300 sqm modules, designed for rapid adaptation for expanding businesses in logistics, production, and e-commerce.
- CTSpace: Warehouse centers exceeding 3,500 sqm.
Future Expansion and Strategic Connectivity
“The first building at CTPark Toruń is complete, and we are already advancing with the second phase of the investment. This will ultimately deliver over 46,600 sqm of modern space to the market. We plan to commission the second hall, measuring nearly 19,700 sqm, within this half-year. This expansion of our presence in the Kujawsko-Pomorskie province perfectly aligns with CTP’s strategy: to provide scalable solutions where our clients' businesses need them most,” explains Sandra Winiarska, Senior Business Developer at CTP Poland.
Strategically located on a 14-hectare plot in one of Toruń's most accessible areas, CTPark Toruń offers tenants direct access to the S10 expressway and the A1 motorway. Its inclusion within the Trans-European Transport Network (TEN-T) ensures efficient connections to crucial European markets, including Germany, a primary trade partner for Poland. The TEN-T initiative aims to enhance the smooth transport of people and goods, facilitate trade and economic growth, and strengthen EU cohesion by removing bottlenecks and closing missing links in the cross-border transport system.
Partnership for Success: Business Support and Local Integration
CTP’s investment journey has been significantly bolstered by the Centrum Wsparcia Biznesu (Business Support Center) in Toruń. “During the realization of CTPark Toruń, the Business Support Center acted as a dedicated partner, assisting the developer at every stage of the project. CWB’s activities included coordinating formalities, collaborating with municipal entities, and providing expert advice on local business development conditions. This facilitated the smooth execution of the investment and its harmonious integration into the city's economic landscape. The outcome of this collaboration is a modern, flexible space combining warehousing, office, and operational functions, tailored for local SMEs and new investors. This model of cooperation genuinely strengthens Toruń’s investment offerings, elevates its economic attractiveness, and fosters the city’s long-term development,” highlights Łukasz Szarszewski, Director of the Business Support Center in Toruń and Representative of the Mayor of Toruń for Business Development and Support.
