Logistics Closer to the Consumer – Regions Take a Key Role on Poland's Warehouse Map

Accolade in 2025 is changing the way we view the warehouse market in Poland. Companies are increasingly investing in regional locations closer to consumers, instead of relying on central logistics hubs. How is the regionalization of demand for warehouse space impacting the future of logistics? Find out the challenges facing the industry.

Complex logistics is no longer a barrier to growth. For the best operators, it becomes an advantage.

Tailor-made fulfillment, handling non-standard materials, excise goods under duty-suspension models, omnichannel from a single warehouse, and technologies that genuinely support business scaling — these are areas where standard solutions simply no longer suffice. How XBS Logistics built its position, why it deliberately chose niches instead of mass scale, and how it designs logistics for brands growing in Poland and across Europe — explains Urszula Rąbkowska, Board Member & CSMO at XBS Logistics.

A Time of Stabilisation in the Polish Warehouse Market

The Polish warehouse and logistics market is entering a phase of stabilisation after several years of very dynamic growth. As highlighted by AXI IMMO, lower new supply combined with still solid demand and stabilising rental levels is creating more balanced market conditions. For both tenants and landlords, this means more selective decision-making, a stronger focus on location quality and operational efficiency, rather than expansion at any cost.
