Expansion aligned with long-term strategy

 

Trako Team Rafał Kopański, a tenant at CTPark Warsaw North since mid-2024, has significantly expanded its leased space – currently reaching nearly 22,000 sqm. This is the company’s first fully owned logistics and warehouse center. Previously, the company’s logistics strategy was based on partial outsourcing.

The facility stores textiles, household chemicals, cellulose, and packaging materials, sourced from across the European Union, as well as the US, India, China, and Turkey.

 

Location and flexibility made the difference

 

– The advantageous location, functionality of CTPark Warsaw North, and the proactive approach of CTP Polska convinced us to expand within this facility. We completed two transactions totaling over 13,000 sqm. Additionally, we will receive 160 sqm of new office and social space, says Rafał Kopański, owner of Trako Team.

 

AXI IMMO as leasing advisor

 

The lease transaction was facilitated by advisory agency AXI IMMO. – The client's expansion was part of a broader growth strategy. Staying within the same distribution center allowed Trako Team to scale operations without relocating,notes Klaudia Markowska, Senior Consultant, Industrial and Logistics Department at AXI IMMO.

 

CTP supports tenant growth

 

– We’re impressed by Trako Team’s rapid development. In just a few months, the company leased additional space and now operates within its own warehouse, eliminating the need for third-party logistics, says Katarzyna Myjak, Senior Business Developer at CTP Poland.

 

Following this expansion, the WARN01 hall within CTPark Warsaw North is now over 80% leased. Talks with potential tenants are underway and could soon lead to full occupancy. CTP is also planning the development of an additional 13,000 sqm building in BTS (Build-to-Suit) format, tailored to the specific needs of future tenants.

 

Strong market presence in the Warsaw region

 

In the past year alone, CTP has leased more than 200,000 sqm of industrial and logistics space across its investments in the Warsaw metropolitan area. CTPark Warsaw North is located in Czosnów, about 20 km from Warsaw, directly next to expressway S7, offering efficient access to the capital and the north of Poland, including the Tri-City area.
