In response to growing operational needs and an ambitious development strategy, Nextbike has chosen Prologis Park Warsaw II as the location for its new hub. The facility combines high-bay warehouse space, a bike assembly line, and a printing zone for components and markings. Designed for automation and circular economy practices, the center enables supply chain optimization and innovation in production and servicing.

Prologis played a crucial role in adapting the space to Nextbike’s needs. The leasing agreement was signed under the Clear Lease® model, ensuring fixed operating costs throughout the lease term – a highly valued solution in today’s logistics market.

Warsaw – a logistics powerhouse for Europe

 

Prologis Park Warsaw II is located in Poland’s largest consumer market, with direct access to key transport routes including the S8 expressway, A2 highway, and proximity to Chopin Airport. Its urban connectivity is complemented by nearby bus, tram, and train stations. The park also exemplifies successful brownfield revitalization, transforming a former industrial site into a sustainable logistics hub.

Insourcing for efficiency and growth

 

Nextbike’s shift from outsourcing in Germany and the Czech Republic to insourcing in Poland is a deliberate strategic pivot. The new site will employ over 100 logistics, production, purchasing, and service specialists. With the help of EU socio-climate funds, the company plans to expand its bike fleet in Europe from 125,000 to 200,000 units within the next 4–5 years.

The lease process was supported by real estate advisory firm Avison Young. Katarzyna Madej, Director of Industrial Agency, emphasized that deep market knowledge and fast coordination were critical to success in the highly competitive Warsaw zone.
