Sustainable Logistics: A New Standard for Business Growth

In today's competitive landscape, sustainable development and environmental stewardship are paramount, serving as a key differentiator for logistics properties. Pro-ecological solutions are essential, primarily supporting tenants in creating attractive workplaces by ensuring a high-quality environment, while simultaneously facilitating the realization of robust ESG (Environmental, Social, Governance) strategies. CTP Polska embodies this ethos, continually developing its CTParks business parks with solutions that foster biodiversity and enhance user comfort.

Prioritizing Employee Well-being with Green Spaces

A recent study conducted by CTP Polska, surveying 502 production and warehouse employees across Poland, reveals compelling insights: nearly 40 percent expect green areas around their workplace, and almost a quarter highlight the need for outdoor recreational zones. This underscores that the spaces surrounding industrial buildings are no longer secondary, but critical elements contributing to work comfort and significantly influencing a location's attractiveness.

BREEAM Excellence and Biodiversity in Action

CTP is committed to the highest environmental standards, certifying all its business parks with BREEAM at a minimum of “Very Good,” and increasingly achieving “Excellent” ratings. “Around our projects, we strive to create communities and enable partners to thrive in a friendly environment. Greenery plays a crucial role in this context – it improves the microclimate and offers users of the facilities the opportunity to rest. That’s why we collaborate daily with an ecologist who recommends the most beneficial solutions,” says Adam Targowski, Group Head of ESG, CTP.

CTP Polska’s dedication to biodiversity is evident in tangible efforts. Across just eight projects in Poland, over 1,145 trees and 2,236 shrubs have been planted, alongside several thousand square meters of wildflower meadows, enhancing not only aesthetics but, more importantly, strengthening local biodiversity.

“We apply natural methods to support plants during planting: mycorrhization, which increases the resistance of root systems; bark mulching without geotextiles; and compost instead of peat, to protect peatlands. These solutions significantly enhance the natural values of our investments,” explains Magdalena Loose, an ecologist collaborating with JWA. Native tree and shrub species, such as maples (Norway, sycamore, field), oaks (pedunculate, sessile), lindens (small-leaved, large-leaved), dogwoods, willows, plums, and hawthorns, dominate the plantings. Their presence supports pollinating insects, birds, and small mammals by providing food and shelter.

CTP projects also meticulously incorporate details that directly boost biological diversity. New habitats are created within the park areas, featuring elements like log piles for insects, bird nesting boxes, and wildflower meadows to support wild pollinator populations. Supporting stakes for young trees are sourced from FSC or PEFC certified origins. Furthermore, blue-green infrastructure is developed to improve rainwater retention. “The educational aspect is also important – information boards placed within the parks help employees better understand the significance of these environmental actions,” adds Magdalena Loose.

Addressing Workplace Challenges with Thoughtful Design

The survey also highlighted significant challenges faced by employees in industrial and logistics facilities across Poland: excessive noise (71%), high temperatures (69%), lack of fresh air (61%), and limited access to quiet zones (64%). CTParks are designed to directly counter these issues.

“Accessible relaxation spaces in our CTParks play a very important role in ensuring comfort for employees within these investments. We place great emphasis on ensuring they are thoughtfully designed, functional, and aesthetically pleasing. Depending on the location, we provide access to outdoor gyms, green patios with benches and chill zones, or BBQ areas. Compared to reference industrial parks in Poland, CTParks offer solutions that consciously address challenges related to access to friendly spaces. In the near future, we intend to continue developing this type of infrastructure,” concludes Adam Targowski.

Green Energy: Powering Your Operations Sustainably

CTP’s commitment to the natural environment extends beyond site-specific biodiversity initiatives to a strategic approach to green energy. Across the 10 CEE markets where the CTP Group operates, the company boasts photovoltaic power plants with a total capacity of 138 MWp. The energy generated is utilized for tenants’ ongoing operational needs, effectively reducing the investment’s carbon footprint and optimizing operational costs.
