Land acquisitions at Osmańska and Rzeczna Streets were finalized at the turn of the year. The 7R City Flex Warsaw Airport III development on Osmańska Street will offer two buildings with a total leasable area of 24,000 sqm. 7R City Flex Warsaw-Targówek will include two warehouse halls with a total area of 31,970 sqm.

We have recently acquired very attractive locations in Warsaw and are launching two unique development projects. We are focusing on the development of city logistics, because there is a high demand for this type of facilities both from investors and tenants. The space in our 7R City Flex warehouses can be flexibly arranged and tailored to the tenants’ requirements. The convenience and flexibility of our city warehouse and industrial locations has already been appreciated by many companies. In 7R City Flex Warsaw Airport I complex, Poland’s first commercial aviation training center was launched in 2020. This illustrates that an urban warehouse is a space appreciated by tenants representing various industries, says Bartłomiej Krawiecki, board member, Head of Development at 7R.

Two new urban locations on Warsaw’s warehouse map

7R City Flex Warsaw Airport III complex will be located 10 km from Warsaw city center, 500 m from Warsaw Cargo terminal, 2 km from Chopin International Airport, and only 1.8 km from the S2 expressway. The project will receive a BREEAM Excellent certificate and will offer such environmentally-friendly solutions as photovoltaics and LED lighting. The construction of the building on Osmańska Street will start in June of this year, with a planned completion date in Q4 2021. The Kwadrat architectural studio is responsible for the design. The general contractor is Goldbeck.

The second of the planned developments in the capital city, 7R City Flex Warszawa -Targówek, will be a modern warehouse park located just 8 km from the very heart of Warsaw, and 13 km from the Chopin Airport. Following the concept of 7R City Flex Last Mile Logistics, the investment will be well-served by public transportation with bus and tram stops within 300 m of the location. Thanks to the latest pro-environmental solutions, which will increase energy efficiency, the building will be BREEAM certified at Excellent level. The facilities will be equipped with photovoltaic panels, BMS and Dali systems. Construction will start at either the end of the year or the start of next year, with completion scheduled for Q2 2022.

The urban warehouse market in Poland

The city logistics market in Poland is rapidly developing. Although it currently accounts for approx. 7.5% of Poland’s total commercial logistic and industrial space, demand for this type of facilities is still growing, and it is not exclusively logistics operators or delivery companies providing last mile operations that is driving this. Apart from storage space, these warehouses also offer office, production facilities, laboratories, and showroom space.

The diversification of warehouse locations and tenant structure, automation and pro-ecological construction reflect the main development trends in the Polish warehouse market. Smaller buildings, Small Business Units (SBU), within urban agglomerations, fit well into this landscape, responding to the needs of a wide range of tenants. The SBU strategy is an important part of 7R's activities and is in line with this trend.
