A symbolic moment – the time capsule

 

During the cornerstone ceremony, members of LemonTree’s Management Board, Shivan Fate, the Starosta of Police County, and Robert Gabrysiak, Managing Director of GOLDBECK, placed a time capsule in the foundations. It contained the cornerstone act, current editions of local and national newspapers, and coins – a symbolic gesture underlining the importance of this investment for the region.

 

Sustainable development and new technologies

 

WESTSIDE SZCZECIN NEO is being developed in line with LemonTree’s values – focusing on sustainability, user comfort, and operational efficiency. The facility will be completely free of gas installations, with heating provided by heat pumps integrated with air-handling units. The roof has been reinforced for the installation of a 250 kWp photovoltaic system with expansion potential. Construction will use low-emission XCarb® steel elements.

 

The complex will be equipped with smart utility monitoring systems with ESG reporting modules, green zones and cycling infrastructure, as well as charging stations for electric cars and bicycles. A license plate recognition system will streamline traffic management for tenant operations.

 

Comfort and safety at work

 

The warehouse will feature HTLV4 hydraulic loading docks with Hörmann DAP docking assistance and anti-slip surfaces to improve worker safety. An advanced sprinkler system will enable the storage of natural materials and plastics without the need for additional fire protection. The site will also include retention tanks with a capacity of 1,600 m³ to collect rainwater for irrigation, significantly reducing potable water consumption.

 

Location and importance for the region

 

WESTSIDE SZCZECIN NEO is located in Kołbaskowo, near the Przecław interchange and the new bypass, providing excellent connections to Szczecin city centre, major roads, and seaports. Proximity to the port of Szczecin and ferry links with Scandinavia makes this project a natural distribution hub for Northern Europe.
