ELTEK POLAND is part of the ELTEK Group, an Italy-based global business, which designs and manufactures electromechanical and electronic components for the automotive, appliance and medical sectors. The group has 6 manufacturing plants: in Italy, Switzerland, Poland, Brazil and China. The plant in Poland was established in 2004 in Bielsko-Biała and specialises in manufacturing appliance and automotive components.

Due to the dynamic development of the business and growing demand for production space, ELTEK POLAND has decided to open a new branch in Bielsko-Biała. The 11,400-square-metre facility will be delivered in the build-to-own (BTO) formula by Panattoni Europe in a very convenient location at ul. Świt. The production and warehousing section will account for 9,100 sqm, while office space – close to 2,300 sqm. According to Marek Foryński, Managing Director BTS Group at Panattoni Europe: “A BTO project often involves a comprehensive process – from following all the legal and administrative procedures, to supervising construction, acceptance of the finished facility and delivery to the customer. The developer is also responsible for advising the client at every stage of the investment, including the planning process. That is why I wish to thank ELTEK POLAND for giving the job to us and the opportunity to take on such an interesting project”.

“Due to the development of the Polish branch of our company and no longer sufficient space for our operations at the current location, we have decided to open a new plant. The new plant will be built in an attractive location at ul. Świt, right next to the European route E462, running through eastern Czech Republic and southern Poland, and near the S1 expressway, which will provide us with a fast connection to our target markets. Easy access to the urban transport network in this area means that our employees who do not have cars will also be able to commute to and from work conveniently, which was one of the key aspects for us in choosing the new location” – comments Aleksander Gurgul, President of the Management Board Eltek Poland Sp. z o.o.

ELTEK was advised by AXI IMMO, with Anna Głowacz, Head of the Industrial Division at AXI IMMO, emphasising: “Our client was keen to stay in Bielsko-Biała, where the company has operated from the very beginning. Finding a site for a BTS facility in this region was not easy, due to the short supply of adequate plots in the difficult terrain. Thanks to our expertise in the Bielsko-Biała market, we managed to find the right site in a convenient location, where the company’s new branch will soon emerge”.

The design and development of industrial facilities custom-tailored to the needs of individual customers (BTS) is one of the many competences of Panattoni Europe. The developer was the first in Poland to recognise a need for such facilities, and BTO projects are one of the options available in the company’s extensive product range. Choosing a developer to deliver a build-to-own project enables the customer to rely on such a partner’s long-term experience, their competence and market knowledge, and most importantly, to leave the comprehensive scope of the project to the developer. Projects of this nature completed by Panattoni Europe to date include: the first brilliant factory in Europe for GE Energy Management, totalling in excess of 45,000 sqm; a reconstruction of an existing 30,000-square-metre facility for Lear Corporation, specialising in the manufacture of automotive interior components; and a factory making modern body shells for passenger trains for Bombardier Transportation. The most recent projects developed in the BTO formula are: a hydraulic components factory for Voss Fluid, a BSH dishwasher manufacturing plant, a savoury snack factory for Intersnack Poland, and a silicate board factory for the Danish company Skamol A/S.
