Tailormade to be green: the next generation of carbon-neutral warehouses Long term relationships are often long term for good reason. As a future focused developer and long term logistics real estate owner, we take particular care to nurture the relationships we have with our different customers. Aside from providing space for them to run their operations efficiently, in the markets that matter most, we work alongside our customers to offer value-add initiatives that support their growth and environmental goals alike.   A new generation of logistics real estate We’ve just delivered a very special facility for our pan-European customer L’Oreal, at Muggensturm, in Germany. At a whopping 101,000 square metres (their largest distribution centre worldwide) it’s not its size that makes it impressive. Rather, it has been carefully designed to ensure permanent, carbon-neutral operation. Covering 18 hectares, this new hub-facility serves L’Oreal’s markets in Germany, Austria and Switzerland. From design to operation, sustainability has been the central focus throughout this development. Its functionality has been completely customized to meet today’s logistics standards and those of tomorrow. Sustainable energy is used to operate the facility. Rainwater irrigates green areas, cleans the halls and flushes the toilets. It is especially well insulated, equipped with energy-saving LED lighting and features a rooftop, solar array with a maximum peak capacity of 2.0 megawatts. During development we also paid careful attention to the natural landscape and location characteristics. We worked with the municipality to define and implement species protection measures. Specifically for the skylark, a bird native to the local countryside. In addition, we’ve created 30,000 square meters of conservation habitat, right on top of the facility’s roof.    The value of customer relationships When it comes to customer and environmental initiatives, our track record is well documented. Part of the reason for this carbon-neutral project partnership to be successful was that our sustainability strategy neatly fit with L’Oreal’s own high environmental standards. An equally important factor is our long standing relationship we have with them across Europe. Satisfied that we connect them to their largest markets and provide flexible, durable and sustainable solutions for their logistics needs, the choice for Prologis to deliver their new distribution centre was easily made. The cosmetics giant has steadily increased its European footprint with us, from as far back as 2006, first doubling and now quadrupling it’s total area to more than 140,000 square metres. We have facilitated our customer at each step, enabling them to build suitable logistics gateways in southern and eastern Europe at Vemars and in Prague, and now in Northern Europe at Muggensturm too. Panattoni Central European Logistics Hub nears the halfway mark

Panattoni Europe, market leader in industrial real estate in Europe, carries on with the construction of Europe’s largest logistics complex – Central European Logistics Hub, with planned space of 600,000 sqm. To date, 250,000 sqm have been completed and a further 160,000 sqm are under development. Thanks to the Hub, the New Industrial District of Łódź is emerging, with potential for 7,000 jobs.

7R Park Rzeszów is now under construction. This industrial park is located in the direct vicinity of Special Economic Zones and the Aviation Valley – largest industrial cluster in Poland.

LOGISTIC PARK TYCHY SIGNS UP A TENANT FOR 10 YEARS

Aweco Polska Appliance has leased nearly 13,000 sq m of additional production and office space on behalf of its parent company SANHUA under a new contract at a logistics park Logistic Park Tychy. Global real estate services firm Cushman & Wakefield was responsible for negotiations with the tenant on behalf of an investment fund Deka Immobilien. Aweco Polska Appliance has been manufacturing system components for home appliance, air-conditioning, and automotive industries in Poland since 2006. Its clients include such brands as Miele, BSH, Electrolux, Philips, Whirlpool, Lear, Tesla, Jaguar, BMW, VW, and Volvo. Every second car, air conditioner or home appliance in the world contain components produced by SANHUA (the parent company of AWECO Polska). The additional space at Logistic Park Tychy will be used to develop a new business line for the automotive industry. The tenant’s total footprint at the industrial park will rise to more than 31,000 sq m. Deka Immobilien is a real estate investor and manager in 25 countries across five continents. Excellent first quarter of 2019 in the Port of Gdynia

The year 2018 brough a record in the history of the Port of Gdynia - 23.5 million tonnes were handled, in total. During the first quarter of 2019 a very good bull market existed - over 14 percent of goods were transhipped, compared to the first quarter of 2018. The dynamics of cargo growth from January to March this year, made the Port of Gdynia currently the leader among Polish ports of the Baltic Sea region. - Our very good transhipment results stem mainly from the fact that Port Gdynia is a good brand, known for its high quality and transshipment productivity - stresses Adam Meller, President of the Port of Gdynia S.A. - The excellent results of the Port of Gdynia are the effect of our effectiveness when it comes to both port operations and entering new markets. We constantly discuss the changes in the markets and their needs with our business partners. A sports equipment manufacturer signs up at Gate One Business Park

Johnson Health Tech has signed a 1,500 sq m plus lease at Gate One Business Park, a warehouse and office complex in Warsaw. Panattoni Europe conducted negotiations on behalf of the property owner while Urszula Rasmussen from global real estate services firm Cushman & Wakefield represented the tenant. Johnson Health Tech is a leading fitness equipment manufacturer and the world’s fastest-growing fitness brand. Its Matrix products are known for innovative technology, unique design and top quality. The brand has been active on the global market since 1975 with manufacturing facilities in Shanghai and Taiwan, and R&D centres in North America. It has received a number of international awards, including two prestigious Taiwan Excellence Awards for innovation. Johnson Health Tech has been present in Poland since 2013, offering comprehensive services from project planning through to purchase and financing support, and professional post-sale services. Gate One Business Park is a modern A-class warehouse and office facility offering a total of 19,100 sq m, including 15,620 sq m of warehouse space. It boasts superb functionality and is located approximately 7 km from downtown Warsaw and 6 km from the Frederic Chopin International Airport, close to national road no. 8/the E67 European route (Białystok-Warsaw-Wrocław) and national road no. 7/the E77 European route (Gdansk-Warsaw-Krakow). Panattoni Europe builds 73,000 sqm of space in Tychy.

Panattoni Europe, industrial real estate leader in Europe, again reaches for the opportunities offered by Silesia. This time, the developer has embarked on the construction of Panattoni Park Silesia South in Bieruń, 7 km from the centre of Tychy. The project will total 73,000 sqm, and its first tenant is Havi Logistics, poised to take up 13,000 sqm. The 35,000 sqm to be delivered in phase one of the project will be available already in the coming October. HAVI was advised in the deal by JLL.
