Fast completion of a demanding project. Panattoni Business Center Łódź III has a new tenant, Sealed Air, for which the developer is going to convert the space available at the park. The leased 12,000 sqm will feature a factory manufacturing PE foam packaging used for protecting sensitive products in transport. A number of changes is planned to be introduced in the facility. Its space will be divided into a warehouse and manufacturing zone. Roof construction will be strengthened to allow the installation of skylights that will provide 12.5% of natural sunlight. Other installations will be added, including a compressed air installation, ventilation and greater power supply. The space to be delivered to Sealed Air will feature three zones: manufacturing, packaging and warehouse that will total 11,500 sqm along with office and staff facilities to take up 536 sqm. Such complex conversion is to be completed by Panattoni Europe within a very short time. A contract between the developer and Sealed Air was signed in April 2019 and the production is scheduled to start in November. 

Magda Kilijańska Senior Development Manager of Panattoni Europe points to the potential of logistic parks being delivered and the possibilities of adapting the existing space to suit the needs of new tenants: “The plant for Sealed Air demonstrates the advancement level of logistic parks delivered by Panattoni Europe. The existing modules can be adapted in a fast and efficient way to suit diverse operations of production, warehouse and logistic companies”. Magda Kilijańska also sees business potential of the Łódź location selected by Sealed Air: “Close proximity to two international motorways and a two-hour drive to the capital of Poland attract our clients. We have already built 711,000 sqm of space in Łódź and its neighboring area, and the Central European Logistics Hub, our biggest project, is to take up 600,000 sqm. Thanks to the network of production facilities such as Sealed Air’s plant, Łódź can regain its previous character of an industrial city”.

Location – beneficial to tenants, convenient for staff. An excellent location was a key factor for Sealed Air to decide to build its new plant. Its location in ul. Niciarniana has huge potential, both locally and globally. Thanks to the investment project’s location 3.5 km from the center of Łódź, its future workers will appreciate convenient access by public transport, including by tram and bus with a bus stop located just in front of the facility. Moreover, the location facilitates efficient transport of goods to any European destination. Just 5 km away the A1 motorway is located which belongs to the 6th European transport corridor and connects Poland’s northern and southern border. Also the A2 motorway is located 18 km away providing connections to the most important logistic centers in Poland, Poznań and Warsaw, and in Europe, Berlin.
