Investment in warehouses near Modlin airport  

 

The first project resulting from this cooperation is a warehouse park near Modlin Airport, located on the outskirts of Warsaw. The project is planned to be completed in three phases. In the first of these, more than 25 million euros will be invested, and the leasable area will be 38,000 sqm.

When all phases of the investment are completed, the complex will offer about 117,000 sq m of leasable space, and the total value of the project will exceed €70 million. Such figures demonstrate the scale of the project, which aims to strengthen the position of the Polish warehouse market against other European countries.

 

Waimea Holding's role as Development Manager  

 

The project was prepared by Waimea Holding, which also serves as development manager. Waimea is supporting Eika Asset Management at all stages - from investment planning to leasing warehouse space. Waimea has 300,000 sq m of completed logistics projects and currently has secured land totaling more than 2 million sq m for future industrial and logistics investments.

 

Polish warehouse market at the forefront of Europe  

 

As Paulius Stulgaitis, head of investments at Eika Asset Management, notes:

"The Polish warehouse market is the fifth largest in Europe, with more than 32 million sq m of space, which we see as a sign of its maturity. In Poland, lease prices for logistics space began to rise sharply in 2022 and 2023 due to an insufficient supply of modern space. However, the current situation in the construction market allows us to offer competitive lease prices while maintaining return on investment."

The statement underscores the potential of the Polish warehouse market, which continues to attract international investment despite global challenges. Poland's low construction costs are becoming an additional advantage, enabling developers to offer competitive lease terms.

 

Sustainability in accordance with BREEAM  

 

The warehouses to be built as part of the project will meet the requirements of the BREEAM green certificate, which is in line with current environmental trends in industrial construction. The certificate is a guarantee that the project is being built to minimize environmental impact, an important factor for many modern tenants.
