Two BTS Warehouses Under One Roof

We are expanding Building 2 Prologis Park Wrocław V with 16,500 square meters. The new investment is specifically tailored for two companies with very different backgrounds, but working towards the same goal: effective storage and distribution, both in the local market of Lower Silesia and across Poland – a flexible solutions using our knowledge and experience to successfully meet our customers’ requirements. 9,000 square meters of the construction is being developed for NEONET, a nationwide chain of showrooms selling electronic equipment, computer accessories and mobile phones, as well as household appliances. Thanks to its expanded lease, NEONET will now occupy a total of nearly 27,000 square meters of warehouse space at the park. The facility is being fitted with additional lighting in the loading dock area and LED lighting throughout the building. Like all Prologis warehouses in Poland, the newly constructed buildings will feature a smart metering system, which enables customers to remotely view and monitor utility consumption in the facilities. “Six years of cooperation with Prologis have proven that there is more to warehouses than just their location and quality. A shared understanding of needs and striving to grow together are equally important. The technological solutions implemented at Prologis Park Wrocław V systematically improve the quality of our operations. It was an obvious choice for us to renew the lease and entrust Prologis to construct another facility,” – said Tomasz Okoński - Logistics and Customer Service Director at NEONET. A further 7,500 square meters is being delivered to a  new customer, UK-based company Bowman Ingredients, a leading global supplier of batters and marinades for frozen and chilled meats, fish, seafood and vegetables. This will be Bowman Ingredients’ first European warehouse and production line that is located outside the UK. As such, the new space will be divided into two sections: one adapted for storage and the other for production. The  design includes a concrete mezzanine (1,000 square meters) with additional service lifts for transporting semi-finished products. The roof structure was purposefully altered to reach a height of 11.2 meters and the specially designed curvatures prevents dust from settling on wall surfaces. External foundations will accommodate five silos, with a wide unloading area and a truck scale out front. The interior will feature lab facilities, quality control rooms, technical rooms, engineering rooms and temporary work areas. The entire production area will be ventilated and well-lit, benefiting from both natural light and artificial lighting provided by LED fixtures. The facility’s design also incorporates a floor for office and social space, which will be fitted with air-conditioning and a number of eco-friendly solutions, such as additional skylights, a zone-based lighting system and motion sensors controlling LED fixtures. “When we were considering establishing a factory and warehouse in Poland, we were certain of one thing: we wanted to work with a reliable partner who perfectly understands the nature of the local market and has the knowledge and experience to deliver a state-of-the-art production and storage facility. SEGRO acquires 17.7 HA near Wrocław

Global real estate services firm Cushman & Wakefield has advised on the acquisition of a 17-hectare plus land in Biskupice Podgórne near Wrocław. The new owner of the land is SEGRO, a developer and owner of warehouse parks in nine countries across Europe. The property, located near Wrocław and by the Pietrzykowice interchange of the A4 motorway, close to Nicolaus Copernicus Airport, was acquired to build a new industrial and warehouse park SEGRO Logistics Park Wrocław. “We advised on the acquisition of a plot on which SEGRO will be able to break ground on a new industrial and warehouse project. Key drivers behind the developer’s decision included the land’s prime location, good accessibility and a favourable business environment,” said Michał Sikora, Land, Technical and Special Economic Zone Consultant, Industrial and Logistics Agency, Cushman & Wakefield. SEGRO is a leading owner, manager and developer of modern warehouses, with operations in Central Europe since late 2005. Its key markets include the United Kingdom, Germany, France and Poland. SEGRO acquires 7R Park Wrocław

Warsaw, 18 June 2019 - SEGRO, acting on behalf of SELP, has completed the purchase of 7R Park Wrocław in Biskupice, a landmark warehouse project located in one of the key logistics hubs in Poland. With this acquisition, SEGRO doubles its portfolio in the increasingly important Lower Silesia region.

Prologis Develops Two BTS Facilities in Wrocław

Prologis, Inc., the global leader in logistics real estate, announced today that it has begun construction of two build-to-suit (BTS) facilities totaling 40,000 square meters in Prologis Park Wrocław IV. The developments comprise: 20,300 square meters for Jotul Polska, a new subsidiary of Norwegian company Jøtul AS, one of the world’s oldest manufacturers of stoves and fireplaces. The building’s above-average depth of over 130 meters will optimize the processes and layout of the production line for assembling, painting and enameling of fireplaces. In addition to the singular layout, the building will feature compressors, a special ventilation system and additional lighting. Completion of the project is scheduled for the fourth quarter of 2019. The transaction was facilitated by CBRE. 18,300 square meters for long-term Prologis customer Yusen Logistics, a global logistics company offering complete end-to-end supply chain solutions. Their scope covers all modes of transportation, including international freight forwarding, warehousing, origin cargo management, project cargo and tailored supply chain solution development and management.The building is specifically designed to accommodate the customer’s processes, especially in terms of effective use of space for racking which has been completely optimised for their operation. Improvements include: above-average building depth of over 130 meters; additional lighting in the loading area; LED lighting throughout the entire building; a battery room and shelter for pallets; as well as a truck weighbridge. Completion of the project is scheduled for the third quarter of 2019. These include smart metering system which will allow the customers to remotely access and monitor all utility meters in the buildings. Prologis Park Wrocław IV is located in Kąty Wrocławskie, 35 kilometers from downtown Wrocławand 13 kilometers from the Bielany junction. Wrocław’s western ring road also passes by the distribution center. A strong start for Panattoni Park Wrocław XI – 100,000 sqm, including 72,000 sqm for Pantos Logistics

Panattoni Europe is not slowing down in Lower Silesia. Soon after announcing the construction of S5 Wrocław North Gate, the developer reveals another project – Panattoni Park Wrocław XI. The investment, planned to total 100,000 sqm, has become number one for Pantos Logistics. The company will take up 72,000 sqm in the park to run operations for LG Chem, LG Electronics and others. The project as a whole is scheduled for completion on 30 November 2019.

Warehouse market in Wroclaw 2019 – region 10 years ago and today

Over the last ten years, the supply of warehouse space in the Wroclaw region has increased by over 240% to reach 1.85 million sq m at the end of 2018. Year by year, the Lower Silesian region is strengthening its position in Central and Eastern Europe, and investors are increasingly locating their businesses in smaller centres in the region, such as Legnica and Bolesławiec. In 2019, demand in the sector should remain stable.
