New high bay warehouse, longer conveyor line system and increased logistic capacity - Arvato Supply Chain Solutions has completed the expansion of the distribution center in Stryków. The international logistics service provider operates an e-commerce project of the H&M brand in Eastern Europe from this location.

After three quarters of 2021, the size of Prologis' portfolio in Central and Eastern Europe amounted to 4.5 million sq m. The new lease agreements covered nearly 39.5 thousand. sq m, and extended contracts - about 110 thousand. sqm The occupancy rate at the end of September 2021 was 96.7 percent.

Two BTS Warehouses Under One Roof

We are expanding Building 2 Prologis Park Wrocław V with 16,500 square meters. The new investment is specifically tailored for two companies with very different backgrounds, but working towards the same goal: effective storage and distribution, both in the local market of Lower Silesia and across Poland – a flexible solutions using our knowledge and experience to successfully meet our customers’ requirements. 9,000 square meters of the construction is being developed for NEONET, a nationwide chain of showrooms selling electronic equipment, computer accessories and mobile phones, as well as household appliances. Thanks to its expanded lease, NEONET will now occupy a total of nearly 27,000 square meters of warehouse space at the park. The facility is being fitted with additional lighting in the loading dock area and LED lighting throughout the building. Like all Prologis warehouses in Poland, the newly constructed buildings will feature a smart metering system, which enables customers to remotely view and monitor utility consumption in the facilities. “Six years of cooperation with Prologis have proven that there is more to warehouses than just their location and quality. A shared understanding of needs and striving to grow together are equally important. The technological solutions implemented at Prologis Park Wrocław V systematically improve the quality of our operations. It was an obvious choice for us to renew the lease and entrust Prologis to construct another facility,” – said Tomasz Okoński - Logistics and Customer Service Director at NEONET. A further 7,500 square meters is being delivered to a  new customer, UK-based company Bowman Ingredients, a leading global supplier of batters and marinades for frozen and chilled meats, fish, seafood and vegetables. This will be Bowman Ingredients’ first European warehouse and production line that is located outside the UK. As such, the new space will be divided into two sections: one adapted for storage and the other for production. The  design includes a concrete mezzanine (1,000 square meters) with additional service lifts for transporting semi-finished products. The roof structure was purposefully altered to reach a height of 11.2 meters and the specially designed curvatures prevents dust from settling on wall surfaces. External foundations will accommodate five silos, with a wide unloading area and a truck scale out front. The interior will feature lab facilities, quality control rooms, technical rooms, engineering rooms and temporary work areas. The entire production area will be ventilated and well-lit, benefiting from both natural light and artificial lighting provided by LED fixtures. The facility’s design also incorporates a floor for office and social space, which will be fitted with air-conditioning and a number of eco-friendly solutions, such as additional skylights, a zone-based lighting system and motion sensors controlling LED fixtures. “When we were considering establishing a factory and warehouse in Poland, we were certain of one thing: we wanted to work with a reliable partner who perfectly understands the nature of the local market and has the knowledge and experience to deliver a state-of-the-art production and storage facility. We believed that was Prologis and we were correct,” said Rory Bowman, CEO at Bowman Ingredients. “New construction and leases at Prologis Park Wrocław V from both new and existing customers continues to show the high interest in this location. It turns out that a single modern storage, production and office facility is capable of successfully accommodating two customers with vastly different needs and expectations. Prologis for Raben Group, in the heart of Silesia

Get to know more about our most recent investment in the region of Silesia, Prologis Park Ruda Śląska - the new center of operations for Raben Group in Poland. As early as mid-2020, the comprehensive logistics services provider will move its operations over to the tailor-made 50,000 square meter office and warehouse facility. This significant investment marks the largest transaction in the Silesian logistics property market of the year so far.  In the center of Upper Silesia Importantly for Raben, the site is located in the heart of the Silesian agglomeration. The Dutch company doesn’t only want to base its operational activities here, but build up presence in the region. The new facility will provide approx. 450 jobs, including 340 for warehouse staff on a three shift rotation. Moreover, the new facility will have a 2,100 square meter, three-floor office, housing 110 employees in an open-space work area, with comfy conference rooms and a cafeteria. “We are pleased to see that our partnership approach resulted in such an interesting and unique project” – said Piotr Brycki, leasing manager, Prologis Poland. Colliers International facilitated in securing this transaction. “We worked closely with our customer to deliver a site in a precisely defined location, bearing in mind dry storage and temperature control requirements.  It is so far the biggest transaction in the Silesian warehouse sector this year,” explains Maciej Chmielewski, Senior Partner and Logistic and Industrial Areas Manager at Colliers International.  Customized  This project is a great example of tailored development, designed to meet specific needs and designated functions. For instance, the office building at the entrance to the facility will be directly connected to the high-rack storage area(12.4 m height).Pallet storage is also optimized and situated away from high traffic areas, outside in a purpose-built covered shelter.  Since the warehouse is mostly intended for food storage and handling the design includes LED lightning, a temperature-controlled area (14–18°C), and cooling installations. To optimize warehouse processes, the first line of pillars in the hall has been moved back, while system racks and forklifts are automated through a closed induction loop. The whole space will meet the requirements of NFPA.   Environmental-friendly solutions = savings Prologis Park Ruda Śląska will adhere to the strictest parameters of sustainable development. Like all new Prologis developments, the building will be submitted for BREEAM accreditation at the level of Very Good.  The facility will feature back-up electricity generators, capable of covering 120 percent of demand, an in-house gas boiler plant to heat the offices and social and environmental sustainability aspects built into the design. Increased natural lighting options will further drive down energy costs and at the same time, help raise employee satisfaction as well. Thanks to energy-saving measures like these, the building’s environmental footprint will not only be smaller, but operating costs will also be lower. Building management and maintenance solutions will also be implemented, such as smart metering to control and monitor consumption of utilities via mobile phone, from anywhere in the world. Innovative right from the start Similarly to developments in Łódź and Poznań, Prologis Park Ruda Śląska is designed with BIM (Building Information Modeling) technology, enabling Raben representatives to tour the site before construction began. With full 3D modelling and a database of all building-related information, ideas and plans can be evaluated on the basis of renderings instead of technical drawings. Through BIM modeling we’ve been able to show the future warehouse to Raben in all of its glory ahead of construction and present the planned solutions to ensure they fully satisfy all requirements. “Raben Group has continued to expand in Silesia over the years. Aside from providing space for them to run their operations efficiently, in the markets that matter most, we work alongside our customers to offer value-add initiatives that support their growth and environmental goals alike.   A new generation of logistics real estate We’ve just delivered a very special facility for our pan-European customer L’Oreal, at Muggensturm, in Germany. At a whopping 101,000 square metres (their largest distribution centre worldwide) it’s not its size that makes it impressive. Rather, it has been carefully designed to ensure permanent, carbon-neutral operation. Covering 18 hectares, this new hub-facility serves L’Oreal’s markets in Germany, Austria and Switzerland. From design to operation, sustainability has been the central focus throughout this development. Its functionality has been completely customized to meet today’s logistics standards and those of tomorrow. Sustainable energy is used to operate the facility. Rainwater irrigates green areas, cleans the halls and flushes the toilets. It is especially well insulated, equipped with energy-saving LED lighting and features a rooftop, solar array with a maximum peak capacity of 2.0 megawatts. During development we also paid careful attention to the natural landscape and location characteristics. We worked with the municipality to define and implement species protection measures. Specifically for the skylark, a bird native to the local countryside. In addition, we’ve created 30,000 square meters of conservation habitat, right on top of the facility’s roof.    The value of customer relationships When it comes to customer and environmental initiatives, our track record is well documented. Part of the reason for this carbon-neutral project partnership to be successful was that our sustainability strategy neatly fit with L’Oreal’s own high environmental standards. An equally important factor is our long standing relationship we have with them across Europe. Satisfied that we connect them to their largest markets and provide flexible, durable and sustainable solutions for their logistics needs, the choice for Prologis to deliver their new distribution centre was easily made. The cosmetics giant has steadily increased its European footprint with us, from as far back as 2006, first doubling and now quadrupling it’s total area to more than 140,000 square metres. We have facilitated our customer at each step, enabling them to build suitable logistics gateways in southern and eastern Europe at Vemars and in Prague, and now in Northern Europe at Muggensturm too.
