No Limit, a company with over 30 years of experience in the TSL industry, signed a contract for 5270 m2 of warehouse space – complemented by 153 m2 of office space.

Tristar Grodzisk is located near the town of Radonice, close to the A1 motorway, which creates optimal conditions for distribution to both the Warsaw market and Central Poland. The park’s location allows for  quick access to major communication lines, including the motorway which runs to the German border, and the S2 highway, which connects the site to Warsaw’s southern bypass. At the same time, Tristar Grodzisk is a relatively new facility, built in early 2016.

The contract with No Limit is one of several lease extensions executed by Tristar in recent months. At the end of December another company, Spedimex, extended contracts in two of Tristar’s logistics centers – in Gdańsk and Poznań.  Similarly, in November, Inter Cars chose to continue cooperation with Tristar and will remain in Gdańsk. Similar decisions to extend were made by other companies, including but not limited to: LPP in Gdańsk, and Sigolables, Nagel Polska, and Ruch in Wrocław. Consequently, Tristar, with its portfolio of 162 thousand m2 of space across five warehouse and logistics parks, has no difficulty  consistently maintaining a very low (below market average) vacancy rate. 

 

Based on market data from the end of December, vacancy rates in Poland dropped to 6.5%. Rental rates did not change significantly compared to the end of 2019. Slight increases in nominal rents were recorded in the Warsaw and Central Poland regions. 

 

Tristar is a joint venture between EPISO 4 and White Star Real Estate established in 2018 and focused on investing in and running class A industrial and logistics properties. The portfolio currently comprises 5 locations across Poland, including industrial and logistics parks near Poznań, Wrocław, Katowice, Gdańsk and in Grodzisk Mazowiecki, with their total area amounting to nearly 162 000 sqm.
