Former Logistics Hub Finds New Life as Data Centre
In a significant move highlighting the evolving real estate landscape, GREYKITE European Real Estate Fund I and White Star Real Estate have announced key milestones in the transformation of their Ursus site in Warsaw. Originally a logistics asset, the property is being converted into 'Digital Ursus', a state-of-the-art data centre facility.
Meeting Soaring Demand for Digital Infrastructure
This strategic conversion is a direct response to the rapidly expanding need for robust digital infrastructure. As cloud computing, digital services, and colocation solutions see surging demand, particularly in key hubs like Warsaw, properties with excellent connectivity and power potential are being repurposed to meet these new requirements.
Key Project Milestones Achieved
The Digital Ursus project has already demonstrated significant progress. Power capacity at the 20,000 sqm site is set to increase substantially from 18 MW to 65 MW within the next year. Furthermore, a long-term lease has been signed with a global leader in data centre solutions, who plans significant investment to scale operations on site.
Strategic Location Benefits
Located just 8 km from downtown Warsaw and 6 km from Chopin Airport, the site's prime position offers excellent connectivity, a critical factor for both traditional logistics and modern data centre operations. This strategic advantage continues to attract and retain occupiers, with several existing tenants recently extending and expanding their leases.
Warsaw: A Growing Data Centre Powerhouse
The Polish data centre market is projected to triple by 2029, with Warsaw accounting for nearly 70 percent of the country's commercial colocation and hosting capacity. This growth underscores the strategic importance of projects like Digital Ursus in supporting Poland's digital transformation.
A Vision for Value Creation and Digital Commitment
Leaders from both GREYKITE and White Star expressed enthusiasm for the project's success and its strategic importance. Michael Abel, CEO of GREYKITE, highlighted the fast value creation and the validation of their vision for investing in sectors with strong tailwinds. Dan Valenzano, Senior Partner at GREYKITE, emphasised their hands-on approach and the property's newfound strategic significance for regional digital infrastructure. Dariusz Domański, Managing Partner at White Star, commented on the dynamic transformation from a traditional logistics park to an infrastructure-ready digital facility, crediting the success to collaboration and flexibility.
The transformation of the Digital Ursus site serves as a compelling example of how well-located industrial real estate is adapting to meet the demands of the digital age, reshaping the property market landscape in key European cities like Warsaw.
