Digital Ursus secures a strategic tenant from the data center sector
GREYKITE European Real Estate Fund I (“the Fund”), its affiliated entities, and White Star Real Estate (“White Star”) have announced the completion of several key milestones in the conversion project of Digital Ursus in Warsaw, located at Posag 7 Panien Street. This includes signing a long-term lease agreement with a global leader in data center solutions. This step marks further progress in the transformation of the site—from a logistics facility into an advanced digital infrastructure hub.
Power capacity expansion and infrastructure investment
As part of its conversion into a data center, Digital Ursus successfully secured an increase in available connection capacity—from the current 18 MW to 65 MW within the next year—across a total facility area of 20,000 sqm. The tenant has signed a long-term lease and plans significant investments in infrastructure development and scaling operational activities at the site.
Strategic location fuels tenant interest
Thanks to its strategic location—just 8 km from downtown Warsaw and 6 km from Chopin Airport—the investment is gaining significance as a key site on the rapidly developing data center map of Europe. This locational advantage continues to attract tenant interest—several of whom have recently extended and expanded their existing lease agreements.

It is estimated that Poland’s data center market will triple in value by 2029, driven by rising demand for digital services, cloud solutions, and colocation. Warsaw remains the leading hub, accounting for nearly 70% of the country’s commercial colocation and hosting resources.
