While total modern warehouse stock has surpassed 35 million sqm, a record 3 million sqm remains unleased, pushing the average vacancy rate just above 8%. The market is seeing a shift towards lease renegotiations, slower new development, and a focus on flexible, customized, and sustainable solutions.
