With a transaction value of €1.7 billion – matching the performance of H1 2024 – the market demonstrates a stable yet dynamic outlook. Logistics leads the way, boosted by a record-breaking sale & leaseback deal, signalling the return of large-scale international capital. Polish Warehouse Market Strengthens Position: Demand Growth and Stabilization of New Investments in 2024

At the end of the first half of 2024, the Polish warehouse market surpassed 33 million square meters of available industrial and logistics space, according to Colliers. Despite expectations of a drop in gross demand, tenant activity has been surprisingly high, with demand growing by 20% compared to the same period last year, reaching 2.7 million sqm. However, the vacancy rate also increased, reaching 8.2% by the end of June 2024.
