Investment inquiry: warehouse space from 10,000 m² (ultimately 200,000 m²)

Our company specializes in industrial real estate consulting and investment management. We are currently actively expanding our business in international markets, with a particular focus on Europe, together with our partners—large e-commerce companies from China. We are planning expansion and are seeking a warehouse in Poland, the Czech Republic, Slovakia, or Romania that would meet our business needs. We estimate that we will initially require approximately 10,000 m² of modern Class A warehouse space, with the potential to expand to 200,000 m². As this is our first foreign investment in a new location, we are considering initially leasing a warehouse of approximately 10,000 m² or leasing larger warehouse spaces in stages to better understand local business conditions, including policies and regulations. If a given location proves particularly beneficial for our company's growth, we will invite our supply chain partners to lease or purchase space there. Therefore, we are also interested in a warehouse of approximately 200,000 m². When it comes to specific warehouse requirements, our needs include: - a reasonable rent level, - a clear definition of the number of floors, - a dedicated hall meeting EPE requirements, - available tax and investment preferences, - required hall height, side length and floor load-bearing capacity, - supporting infrastructure: transformer station, canteen, offices, parking, - a certified fire protection system, - transparent lease terms (including contract length, payment terms, rent increase policy), - reference to employee wage levels in a given region.
